For most homes it is advisable to carry out a structural inspection. You can include this as a reservation when making a bid. Especially if an age clause has been included as a sales condition, it is important that you can estimate the possible (future) risks.
The architectural inspection has now become a standard text in the purchase deed. This measure is the outcome of consultations between the Home Owners Association (VEH), the Consumers' Association and the estate agents' organizations Vastgoedpro, VBO and NVM.
However, this does not automatically mean that the broker will include this caveat by default. You still have to indicate in the negotiation whether or not you want to include a construction inspection as a reservation and under what conditions.
