We are often asked (in an overwrought market) what the bidding process is during the viewing. If the house is sold by registration, a day and time will be announced by which your offer must be received. There are no specific rules for a standard normal sale. The sooner you make a concrete offer, the better your chance. As soon as you make the offer, the selling broker can indicate what he/she will do with it and when a response can be expected. If there is no clear deadline and no extreme bid is requested, you often still have the chance to increase your bid (make a second bid). However, this is not mandatory, so be aware. If you have made an offer, you are not necessarily negotiating and the house can also be sold to someone else. A buyer's agent can save you from this disappointment.
